Ladies-only rooms and bed spaces are a distinct market with its own prices and its own things to check. What they cost, and what actually makes one good.

Ladies-only accommodation is its own market in Dubai, not a filter applied to the general one. There is less of it, it holds its price better, and the things that make one good are not quite the same.

Across the listings live on Qozey at the time of writing, 18 are ladies-only, ranging from AED 550 to AED 4,200 a month, most around AED 950. Gents-only listings sit lower, around AED 750. That gap is mostly supply: there is simply less ladies-only stock, and it does not stay empty for long.

What "ladies only" should actually mean

The phrase is used to mean several different things. Worth establishing which one you are being offered:

  • Ladies-only room in an otherwise mixed flat. Your room is women only, the kitchen and hallway are not.
  • Ladies-only flat. Everyone in the apartment is a woman.
  • Ladies-only building or floor. Rarer, and usually the most expensive.

None is better in the abstract. But they are different, and an advert saying "ladies only" may mean any of them.

The questions worth asking

  1. Is the whole flat ladies-only, or just this room?
  2. Who else has keys? Cleaner, maintenance, the manager — that is normal; you just want to know.
  3. Is there a curfew or a guest policy? Some buildings have them. Better to know now than to discover it.
  4. Is there a woman on the management side to contact? For some people this matters a great deal, and it is a fair thing to ask.
  5. How is the building secured at night? Ask what actually exists, not whether it is "safe".

What tends to be worth paying more for

In a mixed market, people pay for location. In this one, the things that consistently justify a higher price are:

  • A flat, not just a room, that is ladies-only.
  • A short, well-lit walk from the Metro — this matters more for late shifts than the headline distance.
  • A manager who answers the phone.
  • Fewer people sharing the bathroom.

Where to look

The cheaper ladies-only listings cluster in the same places as the rest of the affordable market — Deira, Al Karama, Al Rigga, Bur Dubai — while Al Nahda and Al Barsha carry more mid-priced rooms.
