Renting safely

Nearly every problem in shared accommodation comes down to money that moved before anyone saw anything. Here is how to avoid that.

If you remember one thing: see the room, then pay — never the other way round, and never in a way that leaves no record. Everything below is detail on those two sentences.

Should I pay a deposit before viewing the room?

No. View the actual room — not a similar one, not the building — before any money moves. A manager who will not let you see the specific space you are paying for, or who needs a deposit today to hold it, is asking you to take a risk they are not taking.

What should I check when I view?

The room itself, how many people share it, the bathroom-to-person ratio, whether the kitchen can be cooked in, water pressure, air conditioning, and how the building feels at the hour you would actually come home. Ask what happens if you leave early, and get the answer in writing before you commit.

What does the rent include?

Ask explicitly about DEWA or the equivalent, water, internet, cleaning and gas, because "bills included" means different things to different operators. Every listing on Qozey states what it includes, and if what you are told in person differs from what the listing says, treat that as information about the operator.

How should I pay, and what should I get back?

Pay in a way that leaves a record, and get a receipt every time — a dated receipt naming you, the room and the period it covers. Ask for a written tenancy agreement or occupancy letter. Cash with nothing in return is the single most common way people lose a deposit.

Does the operator need a permit?

In Dubai, yes. Since 26 August 2026 shared accommodation there is regulated: a Dubai Municipality permit is required for the unit, and only property owners — or companies authorised to manage or lease on an owner's behalf — may let shared accommodation. Operators already trading have until August 2027 to regularise, so many are mid-process. It is a fair and ordinary question to ask, and the answer tells you a great deal about how the place is run. What does the Managed badge mean?

That we have reviewed that operator ourselves. It is a minority of operators, and it is not a guarantee about any particular room. The page on what we check sets out precisely what it covers and what it does not.

What are the warning signs?

Pressure to decide today. A price well under everything else in the area. A refusal to meet at the property. Requests to pay a friend, a relative, or an account in someone else's name. Photographs that appear on several unrelated listings. Anyone asking for your passport or Emirates ID before you have even seen the room.

How do I report a listing?

Email info@qozey.space with the listing link and what is wrong. We read every one. If a listing is inaccurate we take it down, and if an operator does it repeatedly we remove their account.

What Qozey does, and what it cannot do

We are where the listing is published. We are not present at your viewing, we are not a party to your tenancy, and no deposit or rent passes through us — so we cannot refund money, hold it in escrow, or recover it for you. What we can do is take down a listing, remove an operator, and tell you honestly what we have and have not checked.
