What we check
What every listing must have before it appears, what the Managed badge adds, and — set out just as plainly — what we do not verify.
Every listing on Qozey has photographs of the room, a monthly price, and a named manager with a working contact. The Managed badge means we have gone further and reviewed that operator ourselves. It is on 1 operator today, so most listings do not carry it — and it is a statement about an operator, never a guarantee about a particular room.
What every listing must have
These are enforced by the platform. A listing that lacks any of them does not appear at all.
- Photographs of the actual space. A listing with no imagery is not published — the rule is in the query that builds every public page, not in a guideline someone might skip.
- A monthly price in dirhams. No "call for price", no ranges standing in for a number you will only hear once you are interested.
- A named manager and a working contact. You reach a person, not a form and not us.
- An area and a property. Listings are attached to a real address in our system, which is how area pages and the map can exist at all.
What the Managed badge adds
Where you see it, our team has reviewed that operator: who they are, that they are contactable and responsive, and that their listings match the properties they actually run. Most badged operators also run their tenancies on our management system, which means their occupancy, rent receipts and house rules are records we can see rather than claims we are repeating.
It is granted by a person here, and it can be removed by a person here.
What we do not check
We do not verify the ownership documents of every operator who lists. When someone applies to list, a trade licence, RERA registration or proof of ownership is invited but not required — so for most listings, we have not seen one. We also do not inspect rooms, we do not measure them, and we do not independently confirm that a shared-accommodation permit is held for the unit.
We are saying this plainly because the alternative is letting you assume otherwise. A badge that quietly meant less than it looked like it meant would be worse than no badge at all.
What that means in practice is that the checks on our side reduce the obvious problems — fake prices, absent photographs, contacts that go nowhere — and the checks that matter most are still the ones you make in person. Renting safely is the list of those, including the permit question, which is worth asking directly.
When something is wrong
Tell us: info@qozey.space, with the listing link and what does not match. An inaccurate listing comes down. An operator who does it more than once loses their account and their badge, if they had one. We would rather have a smaller marketplace than one you cannot trust.
