Terms of use
The rules for using Qozey: what the platform does, what it does not do, and what is expected of the people who list on it and the people who enquire.
In one line: Qozey publishes listings and puts you in touch with the person who manages the space. We are not an agent, we are not a party to your tenancy, and no money passes through us. Everything below follows from that.
01 Who these terms are between
These terms govern your use of qozey.space and the Qozey apps ("the platform", "we", "us"). They apply to everyone: people looking for accommodation ("seekers") and the property managers, operators and individuals who publish listings ("operators"). Using the platform means you accept them. If you do not, please do not use it.
You must be 18 or older to use the platform.
02 What the platform is
Qozey is a listings marketplace for shared accommodation. We publish what operators tell us about the spaces they manage, and we give you their contact details so you can deal with them directly.
We are not:
- a real-estate broker or agent, and we do not act for either side in a tenancy;
- a party to any tenancy, occupancy or payment arrangement you enter into;
- a holder or processor of rent or deposits for marketplace enquiries — no such money passes through us, and we cannot refund, hold or recover it;
- an inspector of the properties listed.
03 Listings are the operator's statements, not ours
Prices, photographs, availability, inclusions and house rules are supplied by the operator, who is responsible for their accuracy and for keeping them current. We apply the checks described on what we check — no more than that, and that page is deliberately explicit about the limits. Availability in particular changes quickly; a listing being visible is not a promise that the room is still free.
04 If you list on Qozey
By publishing a listing you confirm, for every space you list, that:
- you have the right to let it — as the owner, or with the owner's authority;
- you hold, or are actively obtaining, any registration, permit or licence that the law of the relevant emirate requires for letting shared accommodation, and you will keep it current;
- the listing is accurate, the photographs are of that space, and the price is the price;
- you will honour the house rules and inclusions you have published;
- you will handle any personal data an enquirer gives you lawfully, use it only to answer the enquiry, and not sell it or pass it on.
Regulation of shared accommodation in the UAE is changing, and requirements differ by emirate. Meeting them is your responsibility, not ours — we do not verify permits, and nothing here is legal advice or an assurance that your arrangement complies.
05 What nobody may do
- Publish a listing for a space that does not exist, is not available, or is not yours to let.
- Use photographs you do not have the right to use.
- Ask for money before an enquirer has seen the space, or take payment through a third party's account to disguise who is being paid.
- Refuse or restrict on any basis prohibited by UAE law. Gender-designated shared accommodation is lawful and common here, and stating it is permitted; discrimination beyond that is not.
- Harass, threaten or abuse anyone contacted through the platform.
- Scrape, copy or bulk-extract listings, or use automated means to harvest contact details.
06 Enquiries and contact details
When you enquire, the details you enter go to the operator of that listing so they can reply, and to us so we can run and support the service. Tapping WhatsApp opens your own WhatsApp — that conversation is between you and them. What we collect and why is set out in the privacy policy.
07 Removal and suspension
We may remove any listing and suspend or close any account, without notice, where a listing is inaccurate or misleading, where these terms are broken, or where we have reasonable grounds to think someone is being put at risk. We would rather list less and be trusted more.
08 Availability of the service
We work to keep the platform available and correct, but we provide it as it is. We do not warrant that it will be uninterrupted, that every listing is accurate or current, or that a space will still be available when you call. To the extent the law allows, we are not liable for loss arising from your dealings with an operator or a seeker, from a listing's content, or from a space not being as described — those are matters between you and the other party. Nothing here limits liability that cannot lawfully be limited.
09 Our content
The Qozey name, logo, site design and written guides are ours. Listing photographs and descriptions belong to the operators who supplied them, who grant us the right to display them on the platform and in material promoting it.
10 Changes
We may update these terms as the service changes. The date at the foot of this page is when they last changed, and continuing to use the platform after that means the current version applies.
11 Governing law
These terms are governed by the laws of the United Arab Emirates, and the courts of the emirate in which we are established have jurisdiction over any dispute arising from them.
