Partition, room or bed space — which should you rent?

They are three different things at three different prices, and the words get used loosely. Here is what each one actually is, and who each suits.

People search for "bed space" and end up renting a partition. The words get used loosely in adverts, and the difference is several hundred dirhams a month, so it is worth being precise.

Bed space

One bed, in a room you share with other people. Usually two to six beds, often bunks. Your space is the bed and whatever storage comes with it.

  • Typically around AED 750 a month, from about AED 550.
  • Suits: someone working long hours who is home to sleep, saving hard, new to the city.
  • The catch: no privacy, and you do not choose who else is in the room.

Partition

A section of a room, divided off, that is yours alone. The divider might be a proper wall with a door, or a plasterboard panel, or a curtain — this varies enormously and is the single most important thing to check.

  • Typically around AED 1,400 a month, from about AED 900.
  • Suits: someone who wants their own space and their own door, without paying room prices.
  • The catch: "partition" covers everything from a small private cabin to a curtain across a corner. Look before you pay.

Private room

An actual room, with an actual door that locks. You share the kitchen and usually the bathroom with the rest of the flat.

  • Typically around AED 2,850 a month, from about AED 1,600.
  • Suits: couples, anyone working from home, anyone who has done the other two and is done with them.
  • The catch: roughly four times the price of a bed space.

A master room is a private room with its own bathroom — around AED 2,800 to AED 3,600.

How to tell what you are actually being offered

Three questions settle it every time:

  1. How many people sleep in this room? One answer is a room, more than one is a bed space.
  2. Does my space have a door, and does it lock? This separates a partition from a bed space, and a good partition from a curtain.
  3. Do I share a bathroom, and with how many people? This is the difference between a room and a master room, and the thing most people forget to ask.

A rough way to choose

  • Saving as hard as possible, out all day → bed space.
  • Want your own door without the jump in price → partition.
  • Working from home, sharing with a partner, or simply past it → private room.

Whichever you pick, check the deposit terms before you pay — the price is rarely where people lose money.
