Most listings are genuine. The few that are not follow a pattern so consistent that once you know it, you can screen them from your phone before spending an evening travelling.
Warning signs in the advert
- A price well below everything else in that area. If Deira bed spaces run AED 500 to AED 900 and one is AED 250, that is not a bargain.
- Photographs that look like a hotel or a show flat. Reverse-image search takes ten seconds.
- No photographs of the actual room — only the building, the pool or the view.
- A description that never names the building or the street.
- The same photographs appearing under different adverts at different prices.
Warning signs in the conversation
- A refusal to let you see the room before paying "to hold it".
- Pressure: someone else is coming at six, the price rises tomorrow, three people already paid.
- Payment to a personal account for a "booking" before any viewing.
- A request for your passport original, or for money by an untraceable method.
- Vagueness about who runs the building. A real operator answers this instantly.
The three rules that prevent almost everything
- Never pay before you have stood in the actual room you would be renting.
- Never pay without a receipt naming the amount, the date and the room.
- Never be rushed. Anyone genuine will still be there tomorrow. Pressure is the tool, not the deal.
What a legitimate operator looks like
- They can say who owns or manages the building, without hesitating.
- They ask for your documents too — passport copy, visa, Emirates ID. An operator who does not care who you are does not care who else is in the room.
- They give a receipt without being asked.
- They have a number that gets answered next month, not just this week.
If something feels wrong
Walk away and look at the next one. There is more supply than there is urgency, whatever you are being told. The cost of walking away from a genuine room is one wasted evening; the cost of paying into a fake one is a month's rent you will not recover.
Why managed listings reduce the risk
Every listing on Qozey is posted by the property manager responsible for the building, not by an anonymous account. That does not make every room right for you, but it means there is a named party behind it, a record of what was agreed, and somewhere to go when something breaks.
