In shared accommodation in Dubai, the monthly price usually includes DEWA (electricity and water), internet, and the furniture already in the room. It usually does not include your food, your laundry, or anything you break. The trouble is the word "usually" — and the gap between an all-in price and a bills-on-top one is typically AED 150 to AED 400 a month.
What is normally included
- DEWA. Standard in shared listings. In a whole flat you would pay it yourself and lodge a deposit; when sharing, the operator carries the account.
- Water. Part of DEWA in Dubai.
- Internet. Almost always included, though the speed shared between eight people is a different question.
- Furniture. Bed, mattress, wardrobe or locker. Sometimes a desk.
- Common-area cleaning. Usually weekly or fortnightly, of hallways, kitchen and bathrooms — not your own space.
- Maintenance. Repairs to the building's own things: the AC, the plumbing, the lights.
What is normally not
- Your own cleaning.
- Laundry, unless the building has a machine you may use — ask whether it costs per load.
- Cooking gas cylinders, in older buildings.
- Parking. Rare in shared accommodation and usually charged separately.
- Damage. Which is why the deposit conversation matters.
The questions that settle it
- "Is the price all-in, or are bills on top?"
- "If bills are on top, what did last month come to for this room?" — a real number, not an estimate.
- "Is there a cap on electricity?" Some operators cap AC use in summer, which is a fair policy but you should know it.
- "Is internet included, and how many people share it?"
- "Is cleaning included, how often, and does it cover my room?"
A note on summer
Dubai's electricity bill is not evenly spread across the year. In an all-in price the operator absorbs that. In a bills-on-top arrangement, June to September is where the surprise lands — and it is exactly when you cannot switch the AC off. If a listing quotes bills separately, ask specifically what August looked like.
Comparing two prices honestly
An all-in AED 950 and a bills-on-top AED 750 are much closer than they look, and in summer the "cheaper" one is often dearer. When you compare listings, compare the same thing.
