How much is a private room in Dubai?

Private rooms in shared flats run from about AED 1,600 to AED 5,500 a month. What the range reflects, and when a master room is worth the extra.

A private room in a shared Dubai flat costs between roughly AED 1,600 and AED 5,500 a month, most around AED 2,850. A master room — a private room with its own bathroom — runs AED 2,800 to AED 3,600. Those figures come from the 26 private and master rooms live on Qozey at the time of writing.

Why the range is so wide

Almost all of it is location and bathroom.

  • Location. A private room in Dubai Marina sits near AED 3,000; the same thing in Al Nahda or Al Rigga is often half that. Bur Dubai and Al Muraqqabat fall between.
  • Own bathroom or shared. A master room typically costs AED 400 to AED 800 more than a room sharing the flat's bathroom, and for many people it is the difference that decides the whole choice.
  • Kitchen access. Not universal, and worth confirming. Across live listings, roughly one in three shared units includes real kitchen access.

Who a private room actually suits

  • Couples. Most bed spaces and partitions will not take two people; a private room usually will.
  • Anyone working from home. A door you can close during a call is not a luxury, it is the job.
  • Anyone who has done the other two. Plenty of people share for a year in a partition, save, and move up.

What to check that people forget

  1. How many people are in the flat in total? A private room in a flat of nine is not a quiet flat.
  2. Is the room furnished, and with what exactly? "Furnished" ranges from a bed to a full set.
  3. Who cleans the shared areas, and how often?
  4. Is there a lock on the room door, and do you hold the only key?
  5. Is the price per room or per person? For couples this is the whole negotiation.

Is it worth roughly four times a bed space?

That is the honest comparison: around AED 750 for a bed, around AED 2,850 for a room. What you buy is a door, quiet, and control over your own space. Whether that is worth AED 2,000 a month depends entirely on how much time you spend in it — which is why the answer differs so completely between someone on a twelve-hour site shift and someone working from a laptop.
