Reducing the gap between tenants

Reducing the gap between tenants

Every empty week is rent you never recover. The handful of habits that keep rooms turning over without a gap.

Vacancy is the quiet cost in shared accommodation. A room empty for two weeks between every tenant, four times a year, loses roughly two months of rent annually — more than almost any price adjustment would earn.

Most of that gap is avoidable, and it is avoidable through habit rather than effort.

Advertise on the day notice is given, not the day the room empties

This is the whole game. A one-month notice period exists precisely so the room can be re-let before it is empty. If you wait until the tenant has gone, you have converted a notice period into a vacancy.

The moment notice arrives: re-advertise, with a date the room becomes available.

Make notice easy to give

Operators sometimes discourage notice, and it backfires — tenants simply leave without telling anyone, and the first you know is an empty room. A tenant who can give notice in thirty seconds gives it earlier, and early notice is what you actually want.

On Qozey, tenants give notice from their own portal and it reaches the operator immediately — in the app, on the notification bell, and by email — with the date recorded so nobody has to remember it.

Turn the room around in a day, not a week

Have the sequence ready before you need it:

  • Deep clean booked in advance for the handover day.
  • A spare mattress protector, pillow and set of linen on a shelf.
  • Small repairs done during the notice period, not after.
  • Keys re-cut before the new tenant arrives.

Keep the photographs current

Re-let with pictures of the room as it is now. Stale photographs produce viewings that end in disappointment, which means another week empty — see photographs that let rooms faster.

Watch enquiries, not opinions

Enquiry volume is the fastest, most honest signal you have. No enquiries in ten days means the price is wrong, or the listing does not answer the questions people ask. Both are fixable the same afternoon. See how to price a room and how to write a listing that gets calls.

Keep good tenants

Obvious and routinely ignored. The cheapest tenant to fill a room with is the one already in it. Fixing the AC in July and answering messages within a day costs less than one vacant month, every single time.
