A bed space in Dubai costs between roughly AED 550 and AED 3,000 a month. Most sit near AED 750. That is a wide range for what sounds like one product, and the gap is almost entirely about how many people share the room, how far you are from a Metro station, and whether bills are included.
The numbers below come from the bed spaces listed on Qozey at the time of writing — 57 of them, live and available. It is a snapshot of one marketplace, not a survey of the whole city, but every figure is a real room someone can actually rent today.
What you pay, by type of space
Sharing is not one thing. The word people search for is "bed space", but what they end up renting is often a partition or a room:
- Bed space — a bed in a shared room. AED 548 to AED 3,000, typically around AED 750.
- Partition — a divided section of a room, with a door or a curtain, that is yours alone. AED 899 to AED 3,000, typically around AED 1,400.
- Private room — a real room with a real door. AED 1,600 to AED 5,500, typically around AED 2,850.
- Master room — the big room with its own bathroom. AED 2,799 to AED 3,600.
- Studio — your own front door. AED 4,200 upward.
If you have been quoted AED 1,500 for a "bed space", you are probably being offered a partition. That is not a trick, but it is worth knowing which one you are paying for. We wrote a longer comparison in partition, room or bed space.
What makes one bed space cheaper than another
Four things move the price more than anything else:
- How many people are in the room. A bed in a room of four costs meaningfully less than a bed in a room of two. Ask the number before you ask the price.
- Distance to the Metro. Ten minutes of walking is worth a few hundred dirhams a month.
- Whether DEWA and internet are included. Most shared listings include them. Some do not, and that is AED 150 to AED 400 a month you did not budget for.
- Upper or lower bunk, window or no window. Small things, real money.
Which areas are cheapest
Across the listings live on Qozey now, the older, denser neighbourhoods are consistently the least expensive:
- Deira — typically around AED 700. The cheapest area on the site.
- Al Karama — around AED 750.
- Al Barsha Heights — around AED 975.
- Al Barsha 1 — around AED 1,000.
- Al Rigga — around AED 1,100.
- Bur Dubai — around AED 1,200, with the widest spread of anywhere.
At the other end, Dubai Marina runs near AED 3,000 and Business Bay higher still — those are mostly private rooms rather than beds.

What AED 600 actually gets you
Honestly: a bunk in a room of four to six, in an older building in Deira or Karama, sharing a bathroom with several people, bills included, ten to fifteen minutes from a Metro station. It is clean and legal if the building is run properly, and cramped either way.
That is not a warning, it is a description. Plenty of people rent exactly this and are fine with it, because they are out of the house eleven hours a day and would rather send the difference home. The mistake is expecting a private room at that price and being disappointed by a perfectly normal bed space.
