The cheapest areas for shared accommodation in Dubai

Deira and Karama are consistently the least expensive places to share in Dubai. Here is what each area actually costs, and what you trade for the saving.

If you are renting a bed space or a partition in Dubai, where you look matters more than almost anything else. The gap between the cheapest and dearest areas on this site is more than four times.

These are the medians from the listings live on Qozey at the time of writing. Small samples in some areas, real rooms in all of them.

Cheapest first

  • Deira — around AED 700. The most affordable area on the site, and the deepest supply of genuinely cheap beds. Old buildings, dense, extremely well connected. From about AED 500.
  • Al Karama — around AED 750. Similar money to Deira, slightly quieter, good for anyone working in Bur Dubai or Zabeel.
  • Al Barsha Heights (Tecom) — around AED 975. Better buildings than the older districts, handy for Media City and Internet City.
  • Al Barsha 1 — around AED 1,000. Near the Mall of the Emirates, and a longer walk to the Metro than people expect.
  • Al Rigga — around AED 1,100. Deira's smarter neighbour. You pay a little more for a newer building and the same Metro line.
  • Bur Dubai — around AED 1,200. The widest spread anywhere: from AED 650 to AED 4,200 depending entirely on the building.
  • Al Nahda — around AED 1,300. On the Sharjah border, popular with families, good value for a partition.

At the other end: Dubai Marina sits near AED 3,000 and Business Bay higher again, though those are mostly private rooms rather than beds.

What you trade for the saving

Cheaper areas in Dubai are not worse-connected — Deira and Karama are among the best-connected places in the city. What you actually trade is:

  • Building age. Older lifts, older plumbing, more wear.
  • Room density. The cheapest beds are cheap partly because there are more of them per room.
  • Quiet. These are busy, crowded, alive districts. Some people love it. Some cannot sleep.

What you do not have to trade is management quality. An old building run properly is a better place to live than a new one run badly.

A sensible way to choose

  1. Start from your commute, not the price. Work out which Metro line you need.
  2. Then take the cheapest area on that line.
  3. Then look at two or three buildings in it before deciding — the variation within an area is larger than the variation between areas.

Then, before any money moves, check the deposit terms.
