Al Barsha Heights, which everyone still calls Tecom, is the block of towers between Sheikh Zayed Road and Al Barsha 1 that houses the people who work in Internet City, Media City, Knowledge Park and the hotels along the road. For sharing it has one clear advantage: it is the cheapest place to sleep within a walk of those offices.

On Qozey's live listings (6 September 2026) Al Barsha Heights has 9 listings with a median of AED 1,400 and a range of AED 548 to 3,999:

Those bed spaces are among the cheapest on the site, cheaper than Deira's median, and a partition here costs about what one costs in Bur Dubai. The private rooms are priced with the neighbouring Marina in mind.
Metro and getting around
Barsha Heights sits between two Red Line stations, Dubai Internet City and Al Khail, both within a ten to fifteen minute walk of most towers. Mall of the Emirates is one stop south, the Marina three. For anyone working in the free zones along the road it is often a walk, not a commute, and that is the whole argument for paying a little more than Al Nahda.
Buses run along Hessa Street and to Al Barsha; taxis are everywhere because of the hotels.
What the buildings are like
Mid-rise and high-rise towers from the 2000s, most with security desks, gyms and pools that shared flats may or may not have access to. Flats are large by sharing standards, which is why partitions here are common: a big living room becomes two or three cabins. Ask whether the partition reaches the ceiling and has its own AC vent; in these towers the central AC runs through the ceiling and a low partition gets none of it.

- Anyone working in Internet City, Media City, Knowledge Park or the hotels on Sheikh Zayed Road.
- People who want the Marina lifestyle without Marina rent: it is one stop away.
- Shift workers at the hotels, who need a partition with a door and a short walk home.
Who should look elsewhere
- Families and anyone wanting a quiet residential street; this is a business district that empties at weekends.
- Anyone working in Deira or Bur Dubai, who would pay less and travel less in Al Karama or Al Rigga.

Is Barsha Heights the same place as TECOM?
Yes. TECOM is the old name and most people who live there still use it; the district is signed Barsha Heights. Adverts use both, so search for both, and treat a listing that says TECOM as the same set of buildings.
How much is a partition in Barsha Heights?
Partitions listed here on 6 September 2026 ran from about AED 1,300 to AED 1,700 a month, with bed spaces from roughly AED 550. Private rooms are a different market entirely at AED 3,500 and up, which is the price of the postcode rather than the room.
Can I walk to work in Media City or Internet City?
A good number of people here do, which is most of why they pay this rent rather than living further out. The station is Dubai Internet City on the Red Line — see rooms near Dubai Internet City Metro — but walking times in adverts are optimistic everywhere. Ask for the building name and check the route yourself.
