If you work in those districts, this is the difference between a ten-minute walk and an hour on the Metro from Deira. That is worth roughly AED 300 a month, and it is the whole argument.
Getting around
Mall of the Emirates and Dubai Internet City stations serve the area, but note: the walk from the station is longer than people expect in Al Barsha 1, and the area is not laid out for pedestrians the way the older districts are. Check the actual walk, not the map distance.
