How much does a partition room in Dubai cost?

Partitions run from about AED 900 to AED 3,000 a month, typically around AED 1,400. What separates a good one from a curtain across a corner.

A partition in Dubai costs between roughly AED 900 and AED 3,000 a month, and most sit near AED 1,400. That is across the 35 partitions live on Qozey at the time of writing — a snapshot of one marketplace, but every figure is a room someone can rent today.

A partition is the middle rung: more private than a bed space, far cheaper than a private room.

What the price is actually buying

The word "partition" covers a range so wide it is nearly useless on its own. What you pay for is which end of it you land on:

  • A proper cabin. Floor-to-ceiling walls, a real door, a lock, its own light and air-conditioning vent. The upper end of the range.
  • A boarded partition. Plasterboard to near the ceiling, a door that closes but does not seal. The middle, and the most common.
  • A curtain. A rail and a fabric divider. Cheap for a reason, and worth seeing before agreeing to.

Two listings at AED 1,200 can be any two of those three. This is the single thing to establish before money changes hands.

What moves the price

  1. Whether it reaches the ceiling. A gap at the top means you hear everything and the AC does not reach you.
  2. Window or interior. An interior partition with no window is cheaper and noticeably warmer.
  3. How many partitions in the flat. Two is comfortable. Six means a queue for the bathroom.
  4. Bathroom sharing. Ask the number, not whether it is "shared".

By area

Across live listings, partitions cluster in the mid-affordable areas: Bur Dubai has the deepest supply, Al Barsha 1 and Al Barsha Heights sit near AED 1,000, and Deira runs cheapest. Discovery Gardens partitions are larger and priced accordingly.

Questions to ask on the viewing

  • Does the partition go to the ceiling?
  • Does the door lock, and do I hold the only key?
  • Is there an AC vent inside my partition, or does the air come over the wall?
  • How many people share the bathroom and the kitchen?
  • Are DEWA and internet included?

Is a partition worth it over a bed space?

If you are home only to sleep, probably not — you are paying roughly double for a door. If you work shifts, study, keep different hours from the room, or simply need to close something behind you, it is the cheapest privacy in Dubai and worth every dirham of the difference.
