Business Bay is where partitions replace bed spaces: about AED 1,500 for a cabin in a tower with a gym, a metro station of its own and Downtown next door.

Business Bay is the grid of towers behind Downtown, along the canal, and it is not where people look first for shared accommodation. It should be on the list for one kind of tenant: the person who works in Downtown, DIFC or Business Bay itself and wants to walk.

Prices

On Qozey's live listings (6 September 2026) Business Bay has 5 listings, median AED 1,499, range AED 697 to 2,000. Three are partitions at a median of AED 1,499; the rest are a bed space at the bottom of the range and a room at the top.

That is the shape of the area. The flats are new and large, the living rooms become cabins, and a partition here costs about what a partition costs in Al Barsha, for a newer building with a gym and a pool.

Metro and getting around

Business Bay station on the Red Line is at the Sheikh Zayed Road edge of the district; from the canal-side towers it is a fifteen to twenty minute walk or a short bus ride, and the towers nearest the road are a five minute one. Burj Khalifa/Dubai Mall is the next stop north, Financial Centre the one after, so Downtown and DIFC are ten minutes door to door. Buses circle the district; the water taxi along the canal is a pleasure rather than a commute.

What the buildings are like

Towers finished in the last decade, with security, parking, gyms and pools. Shared flats here are usually a whole flat let as partitions plus a room, by an operator, rather than a family letting a spare room. Ask the standard partition questions: to the ceiling, own AC vent, a door that locks. Ask also about the building's rules on shared flats; some towers police them.

Who it suits

  • Anyone working in Downtown, DIFC or Business Bay: the rent premium buys back an hour a day.
  • People who want a newer building with facilities and are willing to pay partition money for it.

Who should look elsewhere

  • Anyone on a bed space budget. There is almost no bed space supply here; Al Barsha Heights or Al Karama will be half the price.
  • Anyone who wants a neighbourhood. Business Bay is towers, canal and construction; groceries mean a drive or the mall.

How much is a partition in Business Bay?

Partitions listed here on 6 September 2026 ran from about AED 1,100 to AED 2,000 a month. That is above Deira and Bur Dubai for the same physical thing, and below Dubai Marina, which is roughly where Business Bay sits on every other measure too.

Is Business Bay worth the extra over Bur Dubai?

It depends entirely on where you work. If your office is in Downtown, DIFC or Business Bay itself you are buying back an hour a day, and at these prices that is cheap. If you commute to Deira or the airport you are paying more for a longer journey, which is the wrong way round.

Which metro station serves Business Bay?

Business Bay, on the Red Line. The district is large and parts of it are a genuine walk from the station in August, so ask which building the room is in before you assume it is close.
