Bur Dubai runs from AED 650 to AED 4,200 — the biggest spread anywhere. Which end you land on depends entirely on the building.

Bur Dubai has the deepest and most varied shared-accommodation market in the city. Across the 21 listings live on Qozey there, prices run from AED 650 to AED 4,200, with the middle around AED 1,200.

That spread is the point. In Deira, most listings cluster near the bottom; in the Marina, near the top. In Bur Dubai the same street can hold a AED 700 bed space and a AED 3,000 master room.

What is available

The most balanced mix anywhere on this site: partitions are the largest group, then bed spaces, then private and master rooms. Around three in ten include kitchen access, and it has the widest choice of ladies-only listings outside Karama.

Why the range is so wide

Bur Dubai covers a lot: Meena Bazaar, Al Fahidi, Mankhool, Golden Sands. Older low-rise blocks and newer mid-rise towers sit within walking distance of each other, and they are not the same product at all. The name on the advert tells you very little — the building tells you everything.

Getting around

Well served by Al Fahidi, BurJuman and ADCB stations, and walking distance to the Creek and the abra crossing to Deira. For anyone working along the Green Line or in the older commercial districts, it is hard to beat.

What to check here specifically

Because the range is so wide, view more than one. Two listings at the same price in Bur Dubai can be genuinely different places to live. Specifically:

  1. Does the partition reach the ceiling, and does the door lock?
  2. How many people share the flat in total, not just the room?
  3. Which building, and how old is the AC?
  4. Is it a walk to the Metro, or a walk plus a bus?

A sensible approach

Set your budget, then view three in one afternoon. In most areas that is thoroughness; in Bur Dubai it is the only way to know what your money actually buys.
