Jumeirah Village Circle is the ring of new towers and townhouses inland from the Marina and Barsha, and it is where a large share of Dubai's newest apartments have been built. For sharing, it offers something the older areas cannot: a private room in a building that was finished last year. What it does not offer is a metro station.

That is below the citywide private-room median of AED 3,200, and well below the Marina's AED 4,400, for a newer building. The discount is the commute.
Getting around without a metro
There is no metro in JVC. The nearest stations are Mall of the Emirates and Dubai Internet City on the Red Line, each a fifteen to twenty minute drive or a bus ride away; RTA buses connect JVC to both. In practice the area works for three kinds of people:
- Those with a car, for whom JVC's position between Sheikh Zayed Road, Al Khail Road and Hessa Street is genuinely convenient.
- Those who work nearby: Barsha, Motor City, Sports City, the Media City side.
- Those who work from home and go into town twice a week by taxi.
For a daily metro commute to Deira or Downtown, it is the wrong area, and the cheaper rent will be spent on taxis. Choose your area by commute puts numbers on that.
What the buildings are like
New. Towers and mid-rises with pools, gyms, security and parking, many with shops at ground level. Shared flats are typically a two or three bedroom flat with each room let privately, often to professionals. Partition supply is thin because newer buildings and their management tend to prohibit it. Ask about the building's rules on sharing before you sign.
Who it suits
- Anyone working in the Barsha, Sports City or Media City side of town with a car or a short bus ride.
- People who want a private room in a new building and can trade the metro for it.
- Couples and anyone wanting a pool at the end of the day.
Who should look elsewhere
- Metro commuters to the old city or Downtown.
- Bed space and partition budgets; there is little of either here. Al Barsha Heights is the nearest area with both.

Private rooms listed here on 6 September 2026 ran from about AED 1,500 to AED 3,500 a month. The spread is wide because the buildings are: JVC has everything from bare towers to genuinely good newer blocks.
Who should not look in JVC?
Anyone whose work is in Deira, Bur Dubai or the airport, and anyone without a plan for getting home at night. Without a car the taxi fares add up quickly enough to cancel the rent you saved.
