Choose your area by commute, not by price

A room AED 200 cheaper that adds an hour each way is not cheaper. How to pick where to live in a city built around one Metro spine.

The most expensive mistake in Dubai housing is renting the cheapest room you can find rather than the cheapest room on your line. A bed AED 200 a month cheaper that adds an hour each way costs you around 250 hours a year. Nobody would sell that deliberately.

The method, in three steps

  1. Find your workplace's nearest Metro station. Almost everything in Dubai is arranged around the Red and Green lines.
  2. List the areas on that line — not the whole city.
  3. Take the cheapest of those. That is your answer.

What the lines actually give you

  • Red Line, running the length of the city: Deira and Al Rigga at the northern end for the lowest rents, through Bur Dubai and Karama in the middle, out to Al Barsha, Internet City and the Marina at the southern end.
  • Green Line, through the older districts: Al Qusais, Al Nahda, Deira, Al Rigga, Bur Dubai.
  • The two cross at Union and BurJuman, which is why Deira and Bur Dubai reach so much of the city so easily.

What the price differences look like in practice

Typical monthly figures from live listings on this site:

  • Deira ~AED 700 · Al Karama ~AED 750 · Al Barsha Heights ~AED 975
  • Al Barsha 1 ~AED 1,000 · Al Rigga ~AED 1,100 · Bur Dubai ~AED 1,200
  • Al Nahda ~AED 1,300 · Dubai Marina ~AED 3,000

The spread between the cheapest and the dearest is more than four times — but the spread within a single line is usually a few hundred dirhams, and that is the choice you are actually making.

Test the commute before you commit

Do the journey once, at your real start time, in the real direction. Traffic and Metro crowding at 8am bear no relationship to the same route at midday. If you would cross the Dubai–Sharjah border by car, this is not optional — see Sharjah vs Dubai.

The exception worth knowing

If your workplace is not near a Metro station — many industrial and free-zone sites are not — then the calculation changes completely, and proximity by road beats everything. In that case ask other people who work there where they live. It is usually one or two specific areas, for good reasons.

Then, and only then, compare rooms

Once you have your area, the questions become the ordinary ones: what is included, how many share the room, and what happens to your deposit.
