Sharing in Sharjah instead of Dubai: is it worth it?

Sharjah rents are lower, but the border traffic is the real price. When the move makes sense and when it quietly does not.

Sharjah is the standard answer to Dubai rents, and for a lot of people it is the right one. But the saving is not the whole calculation — the border is.

The price difference

In Rolla (Sharjah), the listings live on Qozey run AED 550 to AED 2,200. The cheapest end matches Deira; what is notably better is what the middle of the range buys — private rooms appear at prices that would get you a partition in Dubai. All the current Rolla listings include kitchen access, which is far above the Dubai norm.

The commute, which is the actual decision

The Dubai–Sharjah corridor at peak times is the heaviest traffic in the region. An hour each way is normal; ninety minutes is not unusual. That is two to three hours of your day, every working day.

Before deciding, do this: travel your actual commute at your actual time, both directions, on a working day. Not a Saturday, and not at 2pm. Almost everyone who regrets the move skipped that step.

When Sharjah clearly makes sense

  • You work in Sharjah, or in Al Qusais, Al Nahda or Muhaisnah near the border.
  • You want a private room or a flat with a real kitchen at a price Dubai will not do.
  • You have a flexible start time and can travel outside the peak.

When it clearly does not

  • You work in the Marina, Media City, Downtown or anywhere on the far side of Dubai.
  • You are dependent on a car and would cross the border twice a day at peak.
  • You value your evenings — three hours a day is a fifth of your waking life.

The middle option

If Sharjah's prices attract you but the commute does not, look at the Dubai side of the border: Al Nahda and Al Qusais sit within a few minutes of Sharjah, on the Dubai Metro, at prices well under central Dubai. For many people that is the actual answer.

What to check either way

The same questions apply on both sides of the border: how many share the room, what is included, and what happens to your deposit. Rules and utility arrangements differ between emirates, so ask the operator directly rather than assuming.
