Marina sharing runs around AED 3,000 — four times Deira. Mostly private rooms, and a genuinely different proposition.

Dubai Marina is the expensive end of sharing. Across the 8 listings live on Qozey there, prices run AED 1,200 to AED 5,500, with the middle around AED 3,000 — roughly four times Deira.

What is available

Mostly private rooms, with a few bed spaces and a partition. This is the inversion of the old districts: in Deira you are choosing between beds, here you are mostly choosing between rooms.

Kitchen access is not included in any of the current Marina listings — worth knowing if you cook.

What the premium buys

Honestly:

  • A private room rather than a bed. Much of the price gap is simply a different product.
  • The walk home. The Marina walk, the beach at JBR, the restaurants — you are paying for the neighbourhood, and it delivers.
  • Newer buildings, better lifts, better AC, a gym in many towers.
  • Proximity to Media City, Internet City and JLT without crossing the city.

What it does not buy

Quiet, necessarily — and not space. A room in a shared Marina apartment can still be a small room in a full flat. Check how many people are in the apartment in total.

Who it actually suits

  • People working in the Marina, JLT, Media City or Internet City who value the walk to work above almost everything.
  • Anyone earning enough that the difference between AED 750 and AED 3,000 is not the deciding factor.
  • People sharing as a couple, since private rooms accommodate two where beds and partitions usually do not.

Who it does not

Anyone saving hard. The honest arithmetic: choosing Deira over the Marina saves around AED 27,000 a year. That is not a lifestyle preference, it is a different financial year.

What to check here specifically

  1. How many people in the whole apartment, not just your room.
  2. Is it a room or a partition? At Marina prices, be certain.
  3. Building service charges or gym access — occasionally billed separately.
  4. Parking, if you drive. It is rarely free.

If the Marina is out of range but you work nearby, Al Barsha Heights is the practical compromise at roughly a third of the price.
