Bed space or studio: when is it worth moving up?

A studio costs roughly six times a bed space. The honest arithmetic on when that stops being extravagant.

A bed space on this site sits around AED 750 a month. A studio starts around AED 4,200. That is not a small upgrade — it is roughly six times the cost, and the gap is wider than it first appears.

The costs a studio adds

The rent is only the start:

  • An annual contract, usually in one to four cheques rather than monthly.
  • A security deposit, typically 5% of the annual rent.
  • Agency commission, typically 5%.
  • Ejari registration.
  • A DEWA account with its own deposit — around AED 2,000 for an apartment — plus the monthly bill, which in summer is not small.
  • Internet in your name, on a contract.
  • Furniture. A studio is usually let unfurnished or semi-furnished.

Realistically, a AED 4,500-a-month studio needs several tens of thousands of dirhams available at signing. That, rather than the monthly rent, is what actually stops people.

What you get

  • Your own front door, kitchen and bathroom.
  • Nobody else's alarm at 3am.
  • The freedom to cook, host and keep your own hours.
  • An address that is unambiguously yours.

The middle rungs people forget

The jump is rarely bed space → studio. It is usually:

  • Bed space (~AED 750) → partition (~AED 1,400) — the cheapest privacy there is.
  • Partition → private room (~AED 2,850) — a real door, still monthly, no Ejari, no commission.
  • Private room → studio (~AED 4,200+) — total independence, annual commitment.

A private room gets you most of the way to a studio's daily experience at roughly two-thirds the monthly cost and none of the up-front burden.

When the studio genuinely makes sense

  • You are staying, and know it — an annual contract is not a risk.
  • You have the up-front cash without emptying your savings.
  • You work from home, or your partner is joining you.
  • You have done the sums including DEWA in August, not January.

When it does not

If the annual commitment would be uncomfortable, or you might change employer or emirate within the year, a private room keeps every option open for a fraction of the exposure.

The honest test

Take the studio's monthly rent, add roughly AED 500 for bills, and divide the up-front costs across twelve months. Compare that number to a private room. If it still works, move. If it only works with a perfect year, wait.
