Discovery Gardens is the low-rise, garden-planted district behind Ibn Battuta Mall, at the Jebel Ali end of the city. It was built as an affordable residential area and it still is one, and since the metro's Route 2020 branch opened it has a station of its own.
Prices
On Qozey's live listings (6 September 2026) Discovery Gardens has 4 listings, median AED 1,600, range AED 1,399 to 3,000: two bed spaces around AED 1,600 and two partitions around AED 2,200.
Those are higher than the citywide medians (AED 874 for a bed space, 1,400 for a partition), and the reason is space. Rooms here are large, buildings are low, and a "bed space" is often a bed in a room of two rather than a bunk in a room of six. You are paying for square metres, which, with the 2026 shared housing law setting minimums per person, is not a bad thing to be paying for.
Metro and getting around
Discovery Gardens station is on the Route 2020 branch of the Red Line, which leaves the main line at Jabal Ali and runs to Expo City. From the station it is one stop back to the main line and then the long ride into the city: about forty minutes to Downtown, an hour to Deira. Ibn Battuta station and mall are next door. Buses cover the district's loops; the walk from the far end of the gardens to the station can be twenty minutes.
What the buildings are like
Six-storey blocks in named clusters, with courtyards and trees between them. Flats are one and two bedrooms with large living rooms, which is why partitions here are roomy. Most blocks have basic security and no gym. Parking is easier than anywhere else in this guide.
Who it suits
- Anyone working in Jebel Ali, the free zone, the port or Expo City: it is the closest sharing supply to all of them.
- People who want quiet, greenery and space over a central location.
- Couples, who will find more two-person rooms here than in the old city.
Who should look elsewhere
- Anyone working in Deira, Bur Dubai or Business Bay. The commute is long and the rent is not lower.
- Anyone on the tightest budget; Deira and Al Rigga are half the price.
Nearby
Jebel Ali itself has little sharing supply; Dubai Marina is four stops up the line at three times the price: sharing in Dubai Marina. If the point is a bigger room for less than a private room costs in town, compare with a studio before deciding.
How much is a bed space in Discovery Gardens?
Bed spaces listed here on 6 September 2026 sat at about AED 1,500 to AED 1,700 a month, with partitions from roughly AED 1,400. That is dearer than a bed space in Deira, and the trade is space and quiet rather than location.
How do people get into town from Discovery Gardens?
The Red Line's western branch runs through this side of the city and buses feed it, but which station is actually nearest depends on your cluster. Ask the manager for the building, then check the walk and the journey time at the hour you would really be travelling, not at midday.
Is Discovery Gardens a good place to share?
It suits people who want a quieter, greener block and do not need to be in the old city every day. It suits nobody who works in Deira: the commute is the whole cost of living here, and it is paid daily rather than monthly.
